When you receive your county tax appraisal don’t be surprised to see that your home value has jumped 8-10%. This is due to low inventory in our area. Buyers have been paying significantly more for homes in the past 2 years due to the lack of homes on the market. We are still in a Seller’s market.

What does this mean for you?

Your value and equity have most likely appreciated more than the county expects. Tarrant county is limited to raising your tax rate by 10% per year. For instance, if you bought your home at $200,000, the county could raise your tax appraised value to $220,000 the first year, and $242,00 the second year and so on. In most cases, your market value (VERY different from Tax Value) has gone up more than that.

Taxes are going to continue to go up unless something significant happens within the DFW real estate market. Plan ahead! Put money back into your savings account in case your escrow account is short. Since taxes are paid in arrears in Texas, your mortgage company is paying the taxes for 2016. If your 2017 taxes go up dramatically, there may not be enough in your escrow account to pay the taxes that are due. At that point, your bank will contact you to let you know how short your escrow account is. They will ask you to make up the difference or give you other options to pay the shortage.

File your Homestead exemption with your county tax office (email me if you want instruction on how to do this.) That will save you $15,000-$25000 off of your school tax rate for your ISD (The county calculates this way: If your home is $200,000, they subtract your exemption of $25,000 which equals $175,000 and then figure your school taxes on that value). You may also be eligible for other exemptions. Please check your county tax website for those options.
